Brick Steps and Foundation
Brick front steps. Brick porch with a concrete floor. Treated wood steps on rear.
Ceiling Heights
9’ on 1st and 2nd floors and 8’ 3rd floor except in clipped ceiling areas. Smooth finish on ceilings.
Exterior Storage
Back porch storage room.
Windows
Single hung, tilt vinyl windows. Window grills are between the glass; grill patterns per plan. Screens provided for the side and rear of house; screens are not provided on the front of the house.
Exterior Doors
The front door is a fiberglass door, with two glass panes and transom. Rear door is fiberglass with insulated full glass per plan with transom.
Fireplace
Gas fireplace with gas logs, marble surrounds, and marble hearth are included.

Direct Vent Fireplace
Fireplace will be vented (direct vent).
Roofing
Fiberglass Architectural 30-year shingles or equivalent. (Color: determined by Builder)
Siding
Horizontal lapped cement fiber siding, wood grain texture. Accents and exterior trim detail per plan.
Attic Access
Per plan. Mechanical and other equipment takes considerable space in the attic. Attic space is not represented as finishable space.
Heating
Gas furnace forced air heat with electric air conditioning. The heating and air conditioning system is sized for the heated square footage, not sized for unfinished areas. Builder determines all return air registers, return grills, thermostats, furnace, compressor, and natural gas meter locations.
Plumbing
Elongated bowl water closets, 50-gallon gas water heater, pedestal sink in powder room, front and rear outside hose bibs, cultured marble vanity tops in baths, stainless steel double bowl kitchen sink with Delta chrome pull faucet and ice maker connection. Tubs and showers in all baths will have a 6’x6’ ceramic surround, master tub and shower base will be fiberglass, hall tub/shower will be steel with white enamel finish. Drain plugs and overflows are chrome. All faucets are chrome by Delta, builder’s selections. Builder determines all plumbing and meter locations.
Electrical
Pre-wired for telephone in all bedrooms, kitchen and living room with category 5E wiring. Pre-wired for cable TV in all bedrooms and living room. Block and prewire for ceiling fan/light in living room, bedrooms and front porch(s). Exterior waterproof outlets on front and rear of house. Smoke detectors and carbon monoxide detectors per code. Builder determines all electrical and meter locations.
Moldings and Interior Doors
One piece “panel” mould installed in the foyer, formal dining rooms and
formal living rooms with flat ceilings, 1”x 4” eased edged door and window casing with 1” x 6” eased edge header, 5” base molding. Interior doors are 2 panel molded. Stained wood hand rails. No chair rail. Stair newel posts and pickets are per plan.
Interior Paint
Sherwin Williams; walls and ceilings are painted flat latex clam chowder and interior trim is painted semi-gloss latex special white.
Cabinets
42’ wall cabinets with recessed panel maple finish doors, cabinet

Kitchen Cabinet Detail
hardware, and crown mould. Granite kitchen counter tops and 4’ granite back splash (level 1). Kitchen Island is optional. Granite Bar is optional.
Appliances
Appliances are GE and will include a 30’ slide-in, ceramic glass top, self-cleaning range, ventless space saver microwave over the range, Triton XL dishwasher with pot scrubber cycle, and 1/3 h.p. garbage disposal or equivalent. Washer, dryer and refrigerator are NOT included.
Floor Coverings
First floor: Each plan will have standard 3/4’’ plywood or OSB

3/4 inch Oak Floors
subflooring, (builders choice). Hardwood flooring standard in foyer, living room, dining room, kitchen, and powder room. Ceramic tile in bathrooms and laundry area. Second and third floor ¾’’ tongue and groove plywood or OSB with carpet. Standard carpet areas will have Mohawk Tapdance III with 3/8’ 6 lb. rebond pad.
Locksets
Brushed nickel by Schlage “Plymouth” or equivalent. Single cylinder deadbolt with decorative handset on front door. Double cylinder deadbolt installed on rear door.
Light Fixtures
Customer chooses dining room and dining counter fixtures from builder’s offering.
Gutters
Aluminum gutters and downspouts with splash blocks per plan.
Exterior Railing
Porch rails per plan. Step rails as required by code.
Walks and Drives
Per Site Plan- Front walk from front of house to drive.
Patio
A concrete patio sized per plan. (Approx. 100 sq. ft.) Location and layout determined by builder.
